Surveys


You’ve just agreed to spend what is arguably the most amount of money that any of us are likely to spend on a personal basis.  Now is the time to ensure that your investment is structurally sound and any faults are brought to your attention before you commit.  We strongly recommend employing the services of a professional with a trained eye. They will pick up on many things you and I would simply miss when viewing a home.  The most common surveys are Homebuyer's Reports yet on occasions it is recommended to have a full Building Survey carried out.  The types of survey are depicted below.

Homebuyers Report

Ideal for conventional residential property (including flats) normally constructed after 1900. The Homebuyer’s Report is in a standard format and is designed as an economy package. The surveyor’s main objective in providing the service is to assist the prospective homebuyer to: make a reasoned and informed judgment on whether or not to purchase the property; assess whether the property is being sold at a reasonable price; assess urgent and significant matters before contracts are exchanged. It is a thorough report that will provide a good analysis of the stucture and any significant defects.

Building Survey

For residential property a Building Survey (formerly called a Structural Survey) is the most comprehensive survey and is suitable for all types of property. The Building Survey is designed to provide you with a detailed assessment of construction and condition as well as advise on future maintenance requirements.  The report will cover every aspect of any defects and all areas for concern.
